Looking For A Change Around The Home? Try These Tips!



Most people find interior design quite intimidating. Educating yourself on trends and techniques can help to take the mystery out of the process. If you follow the advice you are about to read, you will find making your home look beautiful much simpler.

Try putting in floors that will reflect light so that it looks bigger and more natural. Options include wood floors that are shined and buffed, as well as ceramic or porcelain tiles in white or cream colors. These floors will brighten up any room, while woods and carpets that are darker will only absorb the natural light.

Look for interesting pieces and themes to inspire a new collection. A grouping of at least three items comprises a collection. If you possess three vases then that is considered a collection. Three or more pieces are sufficient to make up a collection. Group all of your art together to make a unique display that will be a conversation piece.

When considering a fresh coat of paint for your home interior, look before you leap! Rushing into a paint job can leave you with a color you will grow to loathe. Paint your wall with a few samples and let them stay for a few days. Find out how each sample appears in different types of lighting. You might be surprised to find that you're not as in love with a color as you thought you were.

More often than not, children will choose overly bold and bright colors to be placed in their rooms. Letting them pick the color is a great idea, but use a lighter version of what they pick out instead. Then, give them the freedom to choose absolutely any color for their furniture. For example, try red accent furniture for a muted version of red walls.

Clutter is the best way to ruin a great room. If you find yourself overwhelmed by your possessions, consider a yard sale to pare down a bit, or put the excess in a storage unit before you start your design project. If there is plenty of space outside, you might consider purchasing a storage shed.

Think of the function of a room when you are designing it. For children's rooms, think about bright, vibrant colors that will match the personalities of the children using the room. These colors will clash in your library.

Think about your room's purpose when designing it. Know how many people your space needs to accommodate and what activities they will be engaged in. When you are designing a living room you should keep family and friends in mind, but you and your spouse should be the only ones considered when redesigning your bedroom.

Interior design can make having a home more gratifying. From hanging art to hanging drapes to arranging furniture, it can be fun to change your home into a showplace! Use area rugs on cold types of flooring. To prevent too much damage to rugs, move them around often. Your rug can get a fresh look and last longer if you move them once in awhile.

Try putting together a collection of artwork. The best collections combine three or more interesting and closely related pieces. Something like 3 vases is a good addition to any home's collection. Three or more pieces are sufficient to make up a collection. Group all of your art together to make a unique display that will be a conversation piece.

When working with a room that lacks square footage, it's best to think smaller when choosing furniture. Placing a large piece of furniture in a small room will just make that room seem even smaller. Think about picking out things that will go with the space oyu have.

Ensure that bathrooms and kitchens have sufficient lighting. Kitchens and bathrooms are often rather small. Bad lighting only exacerbates this problem. Proper lighting is a smart move. Ensuring adequate lighting is installed in bathrooms and kitchens can make them feel more expansive.

If possible, you might want to take away your ceilings in order to make rooms look larger. Especially if there is an attic which isn't getting much use. This can be removed and your ceilings can be raised. This will also make your room look brighter as more light will be reflected throughout the room.

A great interior design tip is to start watching the Home and Garden channel on television. There are a lot of television programs out there that can show you some popular ideas and how you can make them a reality in your own home.

Choose the mood that you want your room to convey. Do you want to increase the amount of space in a congested room? Maybe you would like a personal sanctuary where you can unwind and read a book. It is crucial you determine what you wish to have in the room prior to working on the details of fabrics or colors.

This interior design technique is fun to include the whole family in. Buy inexpensive, but interesting, picture frames and place them on your wall. Paint unique pictures on the walls within the spaces of the frames. If you are a great painter, you can come up with beautiful works of art without having to pay for expensive artwork.

Have you been to the Coffee Perch yet?    If not, you are missing a really cute and trendy place to meet for coffee, a treat or lunch! 

The Coffee Perch Walpole MA
Located in the heart of Walpole MA across from the common, the Coffee Perch opened it's doors a few months ago.   Owners Mark and Maura McAuliff also own the Raven's Nest next door.   Both establishments are an added plus to the picturesque downtown area of this community.

Their gallery wall this month will feature the art work of local artists Fran Palmieri and Phyllis MacKinnon.

Phyllis MacKinnon is an accomplished watercolor artist and is known for exceptionally beautiful floral paintings.   (Although I have my eye on a lighthouse scene!)

Fran Palmieri's work will take you from sunny Naples FL to the woods of Maine.   She has won awards for her vibrant paintings in watercolor and acrylic mediums.



 

The team behind the counter, Manager Chelsea, and Co worker Bailey were so friendly it was contagious!

How's the Market?

How's the Market?

It's a question that Realtors everywhere will be asked many times over the next few weeks as we gather with family and friends.   After all, why not?   Real estate is always something that people want to talk about and have an opinion on.

When I first started in real estate many moons ago, the real estate trainers of the time, had a stock answer for the question of "How's the Market?".  

The answer was always supposed to be GREAT!    Like Tony the Tiger kind of great.

I never actually thought that the answer was really fair.   I know that it was meant to give the impression that we were busy.   People after all want to work with people that are working.
  
But don't people want more than a stock reply?    If they care enough to ask, shouldn't we be more realistic with our answer?     Today people seem to really understand that the real estate market is a good gauge for the economy.     Maybe they have a real estate move in their future or maybe they feel upside down or in danger with their own property and are trying to make a judgment call, or just maybe they are just interested in how we are doing.     Regardless of the reason for the question, I think we owe it to them to answer truthfully, versus giving a silly and possibly insincere stock answer.   

I took a class where a very good speaker had another canned answer.  It was, are you thinking to buy, sell, rent or invest?    Good, I guess.   It takes a direction, but I don't know about you, but at a gathering like that, I don't want to feel that I am being "sold", and I don't think others do either.

What's a Realtor to do?    We may be really busy and in that case the market is great for us.    But, we may not be.   I don't think it serves any purpose to say it stinks.    But maybe it is better to answer the question with some good and important facts,  versus blurting out one word or turning the question around.       

After all, isn't that what people are really asking us for?   Doesn't that have a bigger and better impact than that Tony the Tiger, Grreat?   

Isn't that a better way to say to the public, our family and friends that we are the professionals who actually know what is going on in our market place and are the go to people when it comes to shopping for or marketing property?

Dressing Appropriately Might Mean Wearing Orange!

Al of us in this business, as in any business, want to look our best and put the best foot forward especially for a meeting with a client.


Dressing professionally in different instances might mean different things.   For example when you go into a Doctor's office you likely expect to see the employees in a different attire than those at your attorney's office.    For many in the real estate profession, we seem to have become more casual than when I first started 25 years ago.   Back then, it was a business suit and heels with briefcase.   Today, probably because of my age, it is slacks and flats and an I Pad tucked into a shoulder bag.

For years, I have kept a pair of boots and rain gear in the back of my car.   Hat and gloves too.   I sometimes have thrown a spare pair in if I thought I might be taking a client to a place that we would need some more stable footwear.   One  never knows when you might find your self on a new construction site, and if there is one thing that drives me nuts, it is the ridiculously dressed Realtor trying to walk around in heels, or not wanting to get out of the car, because of a little dirt or mud.  

Clearly I like to think I am prepared, but on this day, not so much.    After being contacted by a person for a price opinion on a large parcel of land, we needed to get out there and check it out.   Sure Google maps and earth are great tools these days, but there is nothing like getting out there to see what you are really looking at.    Seeing a beautiful parcel of land, and imagining how it might be developed is pretty exciting.    Walking it.  Listening, and getting the feel of the place helps to imagine type of homes will be best built there.     Really no different that looking at a single family home that might possibly be a new listing.   We walk around, inside and out to know what we have.  

No different really, but did you remember it is hunting season?   

Dressing appropriately might have meant wearing orange!

A Random Act of Kindness at the Supermarket!
 
Yes, day 28 of the 30 day blogging challenge has crept up on us, and I was hitting the proverbial blogging wall.    And then it hit me.   A random act of kindness, in of all places, the supermarket!

Remax Executive Realty established in 2009 a charitable foundation.    It's mission is to help families in need in our market area in what ever way we can.    The foundation has supported folks that were/are ill, to victims of fire, to local heroes who have encountered a physical hardship while fighting in the war, to helping build homes with Habitat for Humanity and more.  donation to food pantries, remax executive realty charitable foundation

This holiday season, the Remax Executive Charitable Foundation allotted a substantial amount of money to be donated to various food pantries in the communities that we serve.     I was asked to help one of these out and do some shopping for them.     I made contact, found out what they needed and headed off to the supermarket to pick up their items. 

This particular pantry needed a vast number of the same types of items.    As you can imagine it fills up a cart rather quickly.    Two even.    I dutifully counted out the items and filled my carts.   I had my handy dandy cell phone that doubles as a calculator with me.   It all seemed to work out perfectly.   Too perfectly.       Exactly the number of items for this pantry matched up exactly (within pennies) of my donation amount.

As I got my carriages to the register, the poor Bagger's eyes went wide.    I emptied the items on to the conveyor.   The cashier couldn't have been nicer as I asked her to make sure I didn't exceed the specified amount of money.    As she gets to the end of the order, yes, you guessed it by now, I have not counted correctly.    I am over budget and I have no other cash with me.

No worries, I think.  It's not a big deal,  I will just take some of them off.    In a thoughtful, quiet and simple act the lady in line behind me reaches into her wallet and slides the cashier the shortfall.   "I like to support the food pantries too," she says.

I guess now it's my turn to pay it forward.

A Fascination with A Fox Sighting Bellingham MA

This morning it was very windy, I guess that is what made me look out the window first thing.    As I did, I had to do a double take, for what I saw was a very well feed fox attempting to climb a tree in the back yard!    Now, the tree was leaning and on a 40 degree angle and he was only a short way up, but can fox really climb trees?    

I have only seen a few fox in my life.    I remember seeing one as I was showing some folks a home and this brazen fox walked right through the front yard.   That was in Franklin, MA.   I saw another as I was meeting someone at a home in Medway, MA one year.   That guy didn't look healthy.  It was a hot spring day.  I stayed clear.       Both these times the fox were small and on the ground!

The one I saw this morning was BIG and in a TREE!     There has been a fox sighting in the neighborhood in the past few weeks, and the knowledge of that is most likely the only reason at this early hour that I could put two and two together. 

This is what I have learned.    Both the gray and red fox are abundant through out Massachusetts.

Can Fox Climb Trees?

Yes!   We have two species of fox in our area, the Red and the Gray, but only the gray fox can climb.

How Can You Tell The Difference Between A Gray Fox and A Red Fox?

Well, if you are me, you can't!    The only way I know this guy is a gray fox is that he was in that tree.   As I read more about them, I think the fox that I have seen over time have been gray.    At first, I might have thought them to be red fox as that was the predominant color that I saw.  It is tricky though because both have red fur.  Besides difference in size and the shape of muzzle, the red fox has dark "stockings"  and that white tail we all think of when we think fox.   Knowing what I know now, I will be looking for that telltale white tail.   

Interesting Fox Facts

  • Fox are members of the dog family
  • Fox howl, bark and whine.
  • They breed in mid January to late February .
  • The fox family will break up in autumn when each animal becomes independent.
  • They can have one litter a year.
  • Baby fox are called "kits".
  • Common litter size is four.
  • Fox are active all year round.
  • Their home base can range from 2-7 square miles.
  • Fox learn to hunt at 3 months old.
  • They eat small rodents, squirrels, rabbits, birds, eggs, insects, vegetation, and fruit. 
Should You Be Afraid Of a Fox?

It doesn't appear so.   I wouldn't try and go petting them or encourage them to your property, but it doesn't appear that fox are a danger to humans unless they are cornered.    This is a good article to read regarding our fear of fox. 

Living With Fox.   

I personally can not wait to see this guy again, and with the nature of our yard, heavily wooded in the back and believing that this area might be the home territory for this guy has me thinking that it might just happen!    Having said that, we don't want to encourage him to the house.   The MA Wildlife Division has some good suggestions for living with foxes, 
and we will heed them.

 In the meantime, I have my eyes peeled and hopefully will see this beautiful creature again soon!

Sometimes it is the little things in life that make all the difference in the world. 
 
I just got home from a "celebration of life".    A very young and beautiful girl's life cut short by a slippery road and a big old oak tree.    The family was dutifully greeting their family and friends who waited in line to say, "I'm sorry".   There are no words in a situation like this.  Never have been and never will be.

As I get back to my home and pull into the driveway, I park my car and  head up the stairs.    I kick my off my shoes.  In my own world.  I am not sure of what I am hearing but realize that it the wail of sirens.  We live in a small cul-de- sac neighborhood.   Oh God, what can this possibly be, I think to myself.

I open the front door.  What  do I see but Santa Clause on a flatbed waiving to the neighbors.   He has a police cruiser escort!      Kids go running out.    I smile to myself thinking what fun the kids in this neighborhood are experiencing tonight.  I am not sure who is sponsoring this rolling bit of happiness, but  I want to go running out and kiss Santa myself.    Instead I call "Merry Christmas" and in turn I hear the neighbors hoot and yell the same thing! 

For years the rolling Santa has visited the neighborhoods of Bellingham MA.   Systematically he visits every house in the town and thrills kids of all ages with his door to door arrival.    Isn't it wonderful to live in a town where people take the time to make a difference in the lives of others?

Sometimes it is the little things in life that make all the difference in the world.   

Isn't it funny how it happens when you need it most?

What is Buyers Remorse?

Simply put, buyers remorse can be rephrased to "What the heck did I just do".  It  is a feeling of uneasiness or anxiety coupled with with the sense of regret that one can experience after making a purchase.   This usually happens with a large purchase such as a car or a home, but if you are anything like me, it can be triggered over any purchase.    In fact, it just happened with a purchase of new eye wear.    Of course with the big ticket item it is far worse, speaking from experience that is.

Probably, but don't worry too much.    Over the years, I have learned to tell Buyers about this syndrome.  If they know about it they don't seem as shocked when it happens to them.    When the house hunting process turns into home buying process, anxiety over whether the right decision has been made seems to be kind of normal.

Experience tells me that buyers might feel remorse at some point after an offer is accepted and right up until and even after the closing.  

One might think,   Can I really afford this?   What if something better comes up?    Am I making the right choice?   Do I really want to make this commitment?  

 It is only natural that such a life changing event can create doubts.  Fortunately for most it doesn't last long.

Avoiding with Buyers Remorse

There are things you can do to avoid "buyers remorse" syndrome before it happens.   Most of it boils down to knowing what you want, not impulse buying and having the professionals do what they do best.
  • Recognize that it might happen to you.   If you know that people experience this and that it only lasts for awhile, then you won't feel so freaked out when you do have those nagging thoughts and sense of regret.   Recognize that we are all different and you might experience this before the closing and have it pass only to have your spouse experience it at a different point in the transaction.
  • Know what's important to you.    If you really know what it is that you want in a home, and probably more importantly what you don't want, you will feel comfortable in your right decision.  
  • Do your homework.   Research the area and look at comparable sales.  Do your home inspections and be present during them.     You will feel more in control of your emotions if you know you have looked at all the facts.  
  • Use your professionals.    Identify the Realtor that you believe will be the best guide.  Don't skimp on the home inspections.  Hire a real estate attorney to review your contracts, and go through a seasoned mortgage broker to help you obtain the right mortgage product.   A key to avoiding buyers remorse is to avoid the unexpected.  While that is easier said than done in a real estate transaction, knowing that you have covered your bases will put your mind at ease.
  • Understand "friendly" advice.   If you have been looking for a home for some time, you know that everyone you talk to has an opinion about something.   That can go from price, to neighborhood, to how to get a great deal, to how many bedrooms you need.     Recognize that this advice, as well meaning as it is, may not come from current information or circumstances.    Rely on your footwork, your professionals and your homework.  
  • Take your self off the market.   Focus on the next step whatever that may be and stop looking at homes.  
Bottom Line

Expect a bit of fear to creep in.  Know that it is not just you, that most people will experience the same thing and that it will go away.  Do your homework and hire experienced professionals and you will feel comfortable in your decision and keep that Buyers Remorse Syndrome at bay.

Is There Optimism In The Air or is It Simply Holiday Spirit?

I don't know if I am coming off the emotional high of having a wonderful Thanksgiving with family and friends yesterday and it may be just me, but these past few days, I have seen a more upbeat attitude in folks.   It makes me wonder is it optimism about the economy or is it simply people thinking about the holiday's and getting in the mood?   <a href="http://www.publicdomainpictures.net/view-image.php?image=8995&picture=rays-of-light">Rays Of Light</a> by Teodoro S Gruhl

At the Thanksgiving dinner table yesterday the talk was different.   It did not center around the economic woes that the country has been facing.    The conversation did not turn to politics as it usually does.     There was not a lot of commiserating about the price of gas, taxes, the housing market, education costs, or complaining in general.  

I am not saying that this group of people does a lot of complaining, because they don't.     What I did notice though, was a lack of negative conversation and a more optimistic air in this room of approximately 25 people. 

Is it that there is a wider range of age groups, and many are thinking of the upcoming season with excitement?

It's not just yesterday that I have noticed this and not just this family.   Last week at a fund-raising gathering, as I sat with a group of people that did not know each other and as they were trying to find a common ground for conversation, I did not hear the woe is me rambling that I have begun to get used to.

I personally feel more optimistic than I have for awhile.   I don't think it is seasonal.   I see more houses selling, and selling faster too.   I see more folks wanting to move again rather than just needing to.    I see folks that have larger parcels of land thinking this is a good time to take them to market, so, I wonder, are we becoming more optimistic?    Or is it the holiday season?    Or, could it be that we are just getting accustomed to all that we have little control over and are just tired of hearing about it?

With all my talk of optimism this morning,
as I head out to work this black Friday, I wonder, will my attitude change after I face the traffic?     Time will tell!

Good morning and happy Thanksgiving day.    Most are off to Thanksgiving day football games or off to the relatives to have a terrific dinner.     I am writing a post this morning to say true to the 30 blogging challenge that I agree to.   So far, so good.

I think that a fun post is in order this morning, so what about some fun facts that we can take to the Thanksgiving day table?   Thanksgiving

Thanksgiving is probably my favorite holiday.   I love thinking and reading about the beginnings of this nation and how we did, and then didn't, get along with the native folks.

Traffic Nighmares Franklin MA and Surrounding Communities

"Over the river and through the woods", not so much!    I just got back from completing some last minute tasks in preparation for the Thanksgiving feast tomorrow and the traffic was just unbelievable.    It started early on as there were many people it seems making the escape from work and doing exactly as I was.    Shopping last minute.   

That made me think that, as a local for a very long time, there are just some things we know about the local traffic patterns.    What a better time of year to share those nightmare spots with some of my readers.   <a href="http://www.publicdomainpictures.net/view-image.php?image=5605&picture=city-traffic">City Traffic</a> by Scott Meltzer

Naturally the very first thought that comes to mind when i think of traffic nightmares for local residents is Gillette Stadium, Foxboro, MA on Patriot Football home games, or on concert days.     There just is no reason to go near the place unless you really want to bang your head against the wall.    I know that Bar Louie is tons of fun and that Skip Jacks has the best fresh food.   But go near the place on game day.  Nope.   I would rather swim with sharks! 

How about the Wrentham Village Mall, Wrentham, MA on black Friday.   Really folks, pack a lunch, because it will take some time to get off 495.   It is backed up for miles.   Does the word road rage mean anything to anyone?    Unbelievably though for some it is part of "the experience"!

Another all time favorite is Hartford Ave (crossing over 495), Bellingham, MA  usually east bound heading to Walmart and Market Basket.   Shoot me please if I end up in this nightmare becase I know better!!!      When Al's son was young he worked at the Market Basket.  When he  first got his license, I used to say that this kids driving experience equalled that of a 30 year old after driving that stretch for just 2 weeks!   Unfortunately the insurance company didn't see it that way.

109 going through Medfield center.    Oh my word, only Milo Palmieri (my dad) has enough patience to get through that center of town.    Seriously folks, if you don't know the work around at rush hour.... plan on that.   An hour to go 3/4 of a mile.  

What about my mall.  Franklin Village Drive, Franklin, MA. The home of Remax Executive Realty.    A fabulous mall and they have fixed the traffic pattern so that the flow is much easier.     (You don't have to bring the uzi with you when shopping anymore), but do bring your patience.    The place is so popular that it will take you time to get out.     Prepare yourself.   P.S.   If you are shopping for a home, no worries, I will pick you up at your house!  

I hope I am not sounding too negative this Thanksgiving eve.     I wish you all the very best that my favorite holiday has to offer and of course, safe traveling!

The Massachusetts Offer to Purchase Real Estate

When you decide to purchase a home in MA you will likely use a two step process to agree upon price and terms.   The offer to purchase and the purchase and sales agreement.    Both are binding contracts.   The offer to purchase is likely the first of these that you will see.

You've just found the home that you want.   What happens next?    You will need to put your offer in writing.   Before you do that, with your buyer's agent, you will decide on a strategy to make a compelling offer for the home by taking a look at comparable sales and market conditions.    Once you do that, you will reduce that to writing and in many cases you will be looking at Realtor board form or one similar.    Your offer will contain more than just the price that you are willing to pay for the home. 

It will state who it is directed to, the address, a legal description of the property and what is included or excluded in the sale.   It will also say who the property is being offered by.   That would typically be two agents involved. 

It will contain the price you are willing to pay for the home and how much earnest money you are willing to escrow.   It will also state how long your offer is good for.     It will spell out the day you would like to close as well as additional provisions.    All of this is negotiable and not written in stone.  Your Realtor will guide you towards what is in your best interests.    A typical offer will include $500-$1000 as the initial earnest money deposit.   Another earnest deposit with the purchase and sales agreement will typically bring that total to 5%.   Normally that sum will be held in the Realtor's escrow account.   As long as the terms of the agreements are followed, that money will follow to closing.   What's reasonable for a P&S date?   Think 10 days from acceptance of offer.    You should be able to get your inspections in before signing that agreement and putting that larger sum into escrow.

Your additional provisions might include anything else that is important to you and not covered in an addendum form.  For example, my offers generally have the provision that the property must appraise at or above the purchase price. 

Addendum to the Offer

The typical addendum will contain Home, Pest, Radon and Lead paint inspection contingencies.  You might also see a Title 5 contingency.  The forms should spell out your obligations and the reasons and rights to withdraw from the offer.    There will likely be a mortgage contingency included as well.   This gives you the right and the time to apply for a mortgage, protecting your deposit if a lender turns you down with in the specified amount of time.  

Important Things to Remember
  • This is a contract.   Read it!    In my case, after writing an offer and before the buyers sign, I read it back to them.  This assures me that I haven't made an error, and the buyers will ask questions if they have any.   
  • Everything in the offer is negotiable.    The above mentioned times and sums of money are customary, but each transaction will and can be different.  You will need to rely on what your agent advises and consider your set of circumstances.
  • The house does not come off the market until the offer is signed by all parties!    Do not crack that champagne until that offer comes back with seller signatures.   
You can put anything you want in the offer,
but remember it is a binding contact.

Medway MA Santa Parade Tree Lighting and Fireworks Nov 24th

Mark the date!   November 24th, this coming Saturday night gather your family and friends and head on down to Holliston or Main St in Medway MA for the 20th annual Santa Parade!   The parade is  followed by the tree lighting at Choate Park and a fireworks display.  If is anything like previous years, the fireworks display is pretty terrific!

There is really something fun about watching a parade in the dark, and excitement always mounts waiting for Santa to appear on his float!   You will not see any marching bands because of the late hour, but you will see a few floats, antique cars and fire trucks.

The parade starts at 5:30 at the Middle School on Holliston Street and will end at Choate Park.

Going down to this parade and seeing the fireworks afterwards has become somewhat of a tradition for our family and friends.    We meet before the parade starts, don some silly elf like looking things (furnished by my elementary school teaching sister), grab some bells and head on down to Main Street where the fun begins.

So, If you hear and see some people singing Christmas Carols, ringing bells and shaking tambourines, dressed in some foolish, elfish looking garb, don't be alarmed.  It will be the Palmieri clan kicking off the holiday season.  Jump right on in!   I guarantee you will soon find a bell in your hand and a song on your lips!

Don't expect the Macy parade, but do expect to have some fun!

Ben Franklin was quite the guy.    Not only was he one of the founding fathers of the USA that we know and love today, but he is the person that that the town of Franklin, MA was named after.   <a href="http://www.publicdomainpictures.net/view-image.php?image=27568&picture=turkey">Turkey</a> by Peter Griffin

25 years ago, when I started selling real estate in Franklin MA, and as I was familiarizing myself with the community, I stumbled upon the story of Ben Franklin and the first public library.  

 Now, every child that has grown up in the town of Franklin has heard the story.   Since learning it, I have delighted in telling the tale to every person that has had the pleasure of having a guided tour of the town in my car. 

As we pass the town library, I begin the story.   I love to see folks eyes light up at the thought of Ben sending books instead of a bell.   You have to admit it is a pretty interesting story, right?

As legendary as that story is, Ben's thoughts on the Turkey instead of the Bald Eagle becoming a National symbol has become legendary as well. 

The thought of a turkey attacking a Redcoat simply makes me smile.
 
To tell you the truth thought, the thought of having turkey for dinner on this coming Thursday also makes me smile.    I am grateful that he shared his thoughts with just his daughter!

There are some things that just make you laugh. 

It happens to all of us in all aspects of life.   We ask a question.   We hear the answer, the words that are spoken that is, but we don't pay attention to the meaning.    In the back of our minds we are hearing the meaning behind the words, but we are either are too intent on hearing what we want to hear, or are too polite to put our thoughts to the words!

Looking at homes is hard work.   Many don't think so until they spend an afternoon or morning looking at properties.    Decisions made don't come easy, and the trade offs that one must make, regardless of price point will have an effect on their lifestyle.   See the post, Trade offs in a Real Estate Purchase.

To make the house hunting session most effective, we start with a real estate pre-flight.   A talk of what we are going to see, where and why we are choosing to view these particular properties.    Then comes the actual viewing.   

Next comes the debrief.  In my opinion, this step is crutial to a good working relationship with your buyers agent.    No one wants to waste precious time looking at properties that will not suit them.    It is also important to be able to reassess and evaluate the priorities after viewing.  Believe me, many times priorities do change.     I have often had a buyer that wanted an acre or more of land, only to do a 360 after looking at how much land an acre actually looks like.     Yes, the debrief is important.

So, this day, after viewing several homes and ruling out all but one, I ask the buyers if they are interested enough to make an offer or if they would like to see this home again.

The Dad, says, "well, maybe".     Okay I am thinking.   This couple is tired.   They want to go home, put their feet up, have a glass of wine and discuss.  

Well, that's what I was thinking.     Their 5 year old son was thinking something else.    He looks right at me and says, "if my Dad says maybe, then it really means no!"    Lesson learned from the 5 year old.

Yes, there are some things that just make you laugh.

Selling Your Home During The Holidays Facts to Consider

Seller's always question and want to know.   Should I put my home on the market now?  (November and December) or should I wait until after the holiday's?  

It is a good question, for many reasons.   Logic might tell someone that  Buyer traffic would slow down during this busy time of year.  It also begs the question, do Buyers really want to look for homes when the weather is less (in many opinions) than desirable.   Is there less inventory?    Acrylic Painting Winter Scene Frances Palmieri
I have heard pros and cons about placing your home on the market this time of year, but in this not so "historic" real estate market, I thought that I would look at some easy facts.  

Myth #1.     Buyers are not making decisions or looking at this time of year.   
Here is the fact.  

In Norfolk County Massachusetts (not really a huge place), in the past 15 days, in other words from the last day of October until today, November 15th,    196 single family homes were placed under contract in the MLSPin system.    Clearly Buyer traffic is brisk. 

Myth #2.   Inventory is low.  

Here is the fact.

This is one of those two sided considerations.    Less competition might mean less Buyers looking or possibly with less inventory having your home on the market there will be less competition for those Buyers.   I don't know, but there is a reason that you see a MacDonald's and Burger King side by side.   

Either way you want to look at it,  this is the fact.   In the past 3 days, there have been 34 new single family properties that have hit the market.   Do you think the majority of these are lender owned or foreclosures?   If you do, you would be wrong!   Just 4 of these are lender involved! 

If this is true and the numbers say it is, is this a good time for you to put your home on the market?

I would say yes.   Do it now.  

Your house will not sell if it is not on the market!   Interest rates are low and Buyers are making decisions.   Buyers start their search from the comfort of their home.   Trust me when I tell you that I have taken many Buyers out when I thought they might or should have canceled.   A Buyer on a mission will not let the weather discourage them for more than the day that it is treacherous to drive.    Couple that with the warm and cozy decor of the season and the fact that some buyers like to look at homes with the leaves off the trees giving them a true visual of what is around them and you could quickly go from "for sale" to "SOLD"!
